Schematic Design Phase ("SD")

 We start with the basics: the big organizing concept; the physical organization of the space.  At this point we’re talking about general ideas that will effect the whole project and will help us make smaller decisions down the road, so the drawings are intentionally vague about specifics unless they’re crucial to the overall concept.

 

SD includes but is not limited to:

  • Prepare base drawings with detailed measurements in areas where work is expected, overall measurements in other areas.

  • Examine the existing conditions.

  • Prepare multiple 1/4" scale Schematic Plans for discussion and review. (Typically 3 or 4 schemes, but the exact number varies with each project. These Schemes focus on the basics how each floor is used; which rooms go where; relationships to the outside; basic arrangements within the rooms. Each Scheme is intended to represent a different basic approach, so these plans are intentionally vague about specifics.)

  • Hold a meeting with Client/s to review & discuss the Schematic Plans prepared above.  This meeting ends the
