Approval of the Plans

(before construction)

  • Coordinate an Asbestos Investigation by others.  (This is required for all DoB filings.  Cost for Investigation depends on the number of samples.  This is not included in our fees and is paid directly to the Asbestos investigator.)

  • Prepare DoB Plans & Forms and submit them to the Building Management/Clients for review & signatures. (These plans contain information specifically required by the DoB, and must be signed by a building owner before the City will accept them for review.)

  • After forms are signed by the Building, submit to the DoB.  Review the DoB’s comments/objections; modify the application as required; and obtain Plan Approval from the DoB.  (Plan Approval allows a properly licensed insured GC to obtain construction permits and begin the work.)

 

Sign-offs

(during & after construction)

  • Observe the construction as required by the DoB.  (These are limited and are primarily intended to protect the general public, rather than Clients).

  • Once the Contractor has obtained all construction inspections & sign offs: obtain a DoB Letter of Completion, which officially completes the work.

Obtain a new Certificate of Occupancy.

(Note: This assumes that the contractor(s) arrange for and pass all required inspections, and that the C. of O. is not withheld for reasons unrelated to the construction.)
