Bidding/Negotiations ("BN")

Includes but is not limited to:

  • Assemble a bidder's list.  (Usually 3 General Contractors.  We can suggest contractors who have done well in the past.)

  • Issue bid versions of the Construction Documents and procedural instructions to the bidders & client/s.

  • Bidding usually takes 2-3 weeks.  During that time:

    • Review  the AIA-107 form contract with Client/s.

    • Visit the site and review the bid documents with bidders.

    • Respond to bidders’ questions, issue Addenda if required.

    • Receive & evaluate the bids, and advise the Client/s during negotiations.

    • Once an agreement is reached, prepare a Construction Contract between the Client/s and the selected bidder.
